Questions homeowners ask
What should a roof replacement quote include?
Every quote should put 7 basics in writing: shingle brand and line, tear-off to the wood, underlayment, ice & water at the eaves, drip edge, starter strip and permit. Great roofers also put these in writing:
- Ventilation plan: intake and exhaust
- Upgraded warranty named
- Workmanship years written
- Flashing method spelled out
- Pipe boot type named
- Ice & water locations listed
- Price per sheet of wood
- Crew and final check named
What's the difference between a standard and an upgraded shingle warranty?
The standard "lifetime" warranty mostly covers the shingles themselves and full coverage drops off after the early years. Upgraded warranties also cover labor, and they only count once registered.
What questions should I ask a roofer before signing?
Ask each roofer:
- Did you go in my attic? How much intake and exhaust do I have now, and what will it be after?
- What manufacturer certification do you hold, and which upgraded warranty will you register for my roof?
- How many years do you guarantee your workmanship, and is that written into the contract?
- Are you replacing the step flashing, and adding kick-out flashing where the roof edge meets a wall?
- Are you replacing the pipe boots, and with what kind?
- Besides the eaves, where else does the ice & water go: valleys, along walls, around the chimney and pipes?
- What happens if you find rotted wood, what does each sheet cost, and will I see photos first?
- Who is on my roof: your own crew or a sub, and how long have they worked with you? Who checks the work before they leave?
Do you store my quote?
No. Your quote is read to fill in the checklist and isn't saved on our servers.
